A roof replacement estimate is the sum of measured roof area, material, local labor, job complexity, removal, disposal, permits, and possible repairs. RoofCostAI uses those inputs to create a planning range for your ZIP code. It is designed to help you set a budget and compare contractor quotes on the same scope—not replace an on-site inspection.

Roof size and measured area

Contractors price roofing by the area of the roof surface, not the interior floor plan. Pitch and overhangs mean a 2,000 sq ft house can have significantly more than 2,000 sq ft of roofing. Waste allowances for cuts, ridges, and valleys add to the order quantity.

Material and system choice

3-tab asphalt is usually the lowest-cost option in our model. Architectural shingles add thickness and lifespan. Metal, concrete tile, and slate require more expensive materials and often specialized installation, but they can offer a longer service life.

Pitch, shape, and access

A simple walkable gable roof is faster to install than a steep roof with dormers, valleys, skylights, chimneys, or multiple levels. Limited driveway access, landscaping protection, and extra safety equipment can also increase labor time.

Removal, repairs, and local fees

Tearing off old layers, replacing damaged decking, upgrading flashing or ventilation, hauling debris, and obtaining permits may sit outside a basic material quote. A useful estimate should show these items instead of hiding them in one total.

Asphalt shingles vs. metal roofing

Architectural shingles currently run from $4.50 to $7.50 per sq ft in our material model. Corrugated and standing-seam metal range from about $7 to $18 per sq ft. Asphalt usually wins on upfront price; metal can make sense when lifespan, maintenance, climate, and long-term ownership are more important.
